
Campus El Segundo will be developed in phases, with the first building planned at 225,550 square feet on six floors that average 40,000 square feet each. Ample parking is provided in the subterranean and above ground parking with a 3.5 per 1,000 parking ratio.
A water feature highlights the plaza that leads to a ground floor lobby paved with stone. The exterior of the building will be constructed with punched opening building facades with white glass fiber reinforced concrete, Low-E glass curtain wall with aluminum mullions, and columns and canopies clad with aluminum panels.
Three elevators serve all levels of the building with a service elevator dedicated to deliveries for tenants’ convenience. The floors are shaped to facilitate optimum planning efficiencies with few interior columns.
The building is Pre-Certified LEED CS Gold rated from the U.S. Green Building Council. Campus El Segundo has been designed to integrate the latest methods to promote energy and water efficiency, reduce waste, and diminish greenhouse gases, resulting in a healthy and productive environment for the building occupants.
